Part Time Farm Loan

This program is designed for the borrower that "chooses" to live on a farm, vineyard, orchard, equestrian center, horse ranch, or acreage near or not-near an urban area.  The design of the product is to meet the lifestyle dreams of the borrower.

• Loan Amounts up to $3 Million
• No maximum limit on acreage
• Maximum Loan to Value 90% (with private mortgage insurance)
• Primary and Second Homes Ok, but Agricultural capability is required)
• All loans are fully assumable to qualified future buyers
• Loans with amortization up to 30 years available
• House must represent a minimum of 20% of property's value.
• Debt To Income Ratio of Borrower generally limited to 36%, however higher with compensating factors
• Minimum credit score of 660 required
• Borrower may be salary-employed or self-employed
• Primary source of income may be non-agricultural
