Express Mortgage Roles Out AgentAdvantage Program
Express Mortgage has launched our AgentAdvantage programs IncomeAdvantage and FlatFeeAdvantage, hiring real estate agents as employees for loan origination on transactions they are handling for a client, or refinancing properties that have failed to sell.

"FlatFeeAdvantage is being roled out at the request of our Fair Oaks office where we do business as Express Mortgage and their non-profit affiliate, The Affordable Housing Core. FlatFeeAdvantage was originally structured to fit well in the pricing requirements for first time buyers and buyers using state or local downpayment assistance programs arranged by the Affordable Housing Core. We liked it so much, we are rolling it for anyone that is classified as a first time buyer and meeting certain criteria, this too is something we are exporting to other states and will be re-priced as appropriate for prices in local regions. The FlatRate Fee is designed to be about 1/3 to 1/2 the cost of a conventional mortgage and is intended to cover the initial cost of providing the loan. For the Central Valley of California, where the average cost of a house is about $350,000; we are providing a First Mortgage @ Par for the borrower's credit profile for $2795, with no lending fees, admin fees, processing fees, etc. Third party costs such as escrow & appraisal are not included but are generally minimal and can normally be paid for by the seller. The intent is to revive the lagging market in California by jump-starting first time buyers again.
